What lets mice into a 1970s Watauga house?

Age, mostly. Watauga was largely built out in the 1970s and 80s, and brick from that era has had forty years of settling: mortar joints that have opened a hair, thresholds worn down by foot traffic, and weep holes that were never meant to keep anything out. A mouse needs about a quarter inch, and an established Watauga home usually offers several.

The mature shade trees that make the streets between Haltom City and Keller pleasant give roof rats a second way in. A pecan limb resting on the shingles puts a rat at the soffit vent, and from there the attic is one torn screen away. WHERE IT STOPS

What the add-on will not take care of in Watauga

It will not out-seal a food supply. Forty-year-old shade trees drop pecans and acorns every fall, and a yard with nuts on the ground, a full bird feeder or a bag of dog food in an unclosed garage keeps drawing rats to the property line no matter how tight the house is.

It will not replace worn hardware. A Watauga back door with a threshold ground down by four decades of use, or a garage door that shows a wedge of daylight at each corner, needs a new sweep or seal, and that purchase is yours. We will show you the gap and stand there while you look at it, but we do not hang doors.

And it is not something we can spray for. A rodent walks across a treated foundation as if nothing were there. Anyone who quotes a yard treatment for mice is selling insect control under a different name.

SNAP TRAPS OR THE PROGRAM

When a box of traps is enough, and when it is not

One mouse, one obvious gap and a tight house: buy traps and a tube of sealant, and we will tell you so if you call. That situation is rarer on Watauga's older brick than people hope, because the house that let one mouse in usually has three more openings that have not been used yet.

The program pays for itself on the inspection rather than the traps. Homeowners set traps where they saw the droppings, but the animal is entering thirty feet away at a weep hole behind an overgrown shrub, and the trapline just keeps catching new arrivals. Closing the actual door ends the cycle; then a few traps clear out what is left.

On brick this age every weep hole gets a look for grease rub, droppings and gnaw marks, and the mortar joints get probed where they have cracked. Weep holes with sign on them are packed with copper mesh during the exclusion work, and the rest keep getting Delta Dust on the regular plan visits.
