What Is Biting in Justin This Month

Justin is two towns at once. The older core off FM 156 has settled soil, mature trees and houses old enough to have gaps a mouse can find. The newer subdivisions like Timberbrook out toward FM 407 are still on disturbed ground with young builder turf. We run a different first visit depending on which side of that line you are on.

The Older Core

Settled soil means fewer fire ants than the new builds, but older houses have had decades to develop gaps: worn door sweeps, open weep holes, cracked mortar and utility penetrations that never got sealed. That is how ants, scorpions and mice get in, so on an older Justin home the exclusion work matters more than the spray does.

The New Subdivisions

Out toward FM 407 the ground was pasture recently, and fire ants colonize graded soil before anything else re-establishes. The builder-laid turf on top of it is young and shallow-rooted, which is exactly what chinch bugs look for. Brown patches on a two-year-old Justin lawn are far more often insects than they are drought.

How Old the House Is

My house is older. Is that better or worse for pests?

Different. You will see fewer fire ants than the new subdivisions, because the soil has settled, but an older house has had decades to open up gaps. On an older Justin home the win comes from sealing the entry points, not from spraying harder.

Why does the new subdivision next door have so many mounds?

Because it is new. Construction grading clears out the ant species that were holding the ground and fire ants recolonize it first. It calms down over several years, and broadcast bait is what actually works in the meantime.

We back onto pasture. What does that mean for us?

Chiggers and ticks, mostly. They live in the taller grass at the boundary and move in wherever the mower stops. We treat a buffer strip at that line rather than trying to treat the pasture itself.

Do you cover the whole town?

Yes, both the older core and the newer subdivisions. Some Justin addresses mail as Northlake or Haslet, and we go by where the house actually is rather than what the envelope says.

How quickly can you get out here?
