Past that, roughly an acre, we quote the property rather than force it into a band.

House square footage is irrelevant on this program, which catches out plenty of people in 76092 whose home is the biggest thing on the lot. Grass, beds and boundary are what we treat and what the meter runs on. No contract, no startup or cancellation fee, and retreatment is included if something comes back between two scheduled visits.

THE LIMITS, PLAINLY

What a treated Southlake yard still will not do

It will not end an infestation that has moved indoors. Once fleas are breeding in the house, in rugs and in the spot the dog sleeps, the yard has stopped being the source and killing the outdoor supply changes nothing about the eggs under your sofa. That side is vacuuming, laundry at high heat and a prescription product from your veterinarian, and until those happen you are buying half a solution from us.

It does not reach past your property line. Bob Jones, the lake land and HOA common ground are not ours to treat, so a dog walked in the natural areas on the north side will keep coming home carrying passengers. Treating the boundary lowers what crosses your fence; it does nothing about what rides in on the leash, so keep checking the dog.

And if the landscape is a showpiece, tell us before the first visit. We leave blooming flowers alone and work around pollinator plantings, which on a heavily planted property means a genuine share of the bed area goes untreated. That is the right horticultural call, and it also means the treatment does slightly less than it would on a plain Bermuda yard.

MISTING SYSTEM VS THIS

You already have a misting system. Do you need this as well?

Possibly not, and we would rather say that on site than sell over the top of hardware you already paid for. A well-maintained misting system covering the right zones does a real job on adults, and where the nozzles reach it suppresses adult fleas along with the mosquitoes.

Where it falls short is the ground and the far corners. Misting lines are aimed at air and bed lines near the house, and on a lot this size they rarely make it to the back boundary, which is precisely where the tick habitat and the shaded flea soil are. A scheduled lawn and perimeter treatment goes after larvae in the soil and the edge where ticks wait, so the two are complementary rather than duplicates. If you will only run one of them on a big Southlake lot near the lake corridor, run the one that treats the ground.

Are ticks genuinely a risk in Southlake, or is that scare talk?

It is a real and manageable risk, heavier here than in most towns we cover because of the natural areas and the lake corridor to the north. Lone star and American dog ticks wait in brush at ankle height. Keep the mown edge short, have the boundary treated, and check kids and dogs after they have been in tall grass.

We are hosting outdoors in August. Can you treat the day before?

The program runs on a 21-day cycle rather than around events, so the honest answer is to get on it early enough that your date falls inside a treated window. A yard that has been on the schedule since April is in far better shape for an August evening than any last-minute visit could deliver.

Do we still need the vet's flea prevention if the whole yard is treated?

Yes. Our side removes the reservoir the yard produces; the vet's product protects the animal itself, and an unprotected dog will keep restocking the house from whatever it picks up beyond the property. Neither half finishes this alone.

Our lot is well over an acre. How is that priced?

It gets quoted rather than read off the table, because past about 47,000 square feet the differences between Southlake properties are too big to band fairly. You get the figure before committing to anything, and no contract comes attached to it.

Is the application safe around dogs and the landscaping?

Once it has dried, about two hours in summer, pets are fine on the turf. We treat grass, beds and the building line and never the animal. Blooming plants and any marked pollinator area are left alone, which is also why we ask for that tour first.
