What a perimeter plan covers on a large Southlake property

The house and a band of ground around it, which on most lots here is a smaller share of the property than owners expect. Home Defender treats the full foundation and three feet up the wall, sweeps eaves, soffits and door frames with a web pole, dusts every brick weep hole with Delta Dust, and broadcasts a granular barrier about 25 feet out. Southlake is the one town on our map where that boundary matters most, because a back yard here often carries more planted square footage than an entire lot in some of the towns west of us. Most land in the top two bands, because the plan is priced on the square footage of the house and houses in 76092 are large. A 4,000 square foot plan is $38 to $46 a month on Home Defender; a 5,200 square foot one is $46 to $54. Anything over 6,000 square feet is quoted individually rather than forced into a band, and plenty of Southlake homes are.

The whole-yard version, Complete Home & Lawn Defense, runs $51.50 to $62 on that 4,000 square foot house and $62 to $73.50 on the 5,200. Neither plan carries a contract, a startup fee or a cancellation fee, retreatment between the four scheduled visits is free, and one interior treatment is included if something has already made it inside.

Where a foundation barrier disappoints a Southlake owner

The ring is the weak point on acreage-sized lots. Twenty-five feet from the wall is a real, useful band on a compact lot and a modest fraction of a property backing the Bob Jones corridor. If the biting and the webbing are happening at the far hedge line rather than at the back door, the base plan is not aimed where your problem is.

It is also not a tick program. Properties on the north side pick up ticks and chiggers from the natural areas and the Grapevine Lake corridor in a way most towns near here never deal with, and ticks belong to the Mosquito, Flea & Tick program, billed per visit every 21 days from April through September. Mosquitoes are in that same program and not in this one.

And it does not seal the house. Every weep hole gets dusted on each visit, which does real work, but closing them permanently with copper mesh is a separate add-on. Rats and mice are separate too: rodent control is $25 a month added onto a year-round plan, and it begins with exclusion rather than spray.

MISTER VERSUS BARRIER

You already have a misting system. Does this overlap?

Barely, and that is the useful answer. A misting system fires into the air on a timer and is aimed at flying insects; it does nothing about the ants under the mulch, the scorpions in the weep holes or the wasp nest under the soffit. Those are ground-level, structural problems, and they are what Home Defender is built around.

Where the two genuinely do overlap is the far corners of a big lot, and there the misting system is usually the one falling short, because nozzle lines rarely reach the property line. Will the perimeter treatment damage our ornamental beds?

No. Products are applied at label rate by a licensed applicator and the beds are exactly where crawling pests shelter, so treating them is part of the point. Blooming plants and pollinator plantings are left alone, which is why we ask you to point them out first.

Why is my quote higher than a friend's in a smaller town?

Square footage of the house. The plan is priced on how much foundation, wall and eave line there is to treat, and Southlake houses are simply bigger, so more of them sit in the $46 to $54 band than anywhere else we work.

Can you avoid treating right before our lawn crew comes?

Yes, and it is worth coordinating. Tell us the mowing day and we will keep the granular application off the day before it, so the product is not cut and bagged straight away.

We are having a party in ten days. Will fire ant bait be working by then?

Probably not fully. Bait is carried back by foraging workers and a colony takes days to weeks to collapse, so bait early rather than the week of the event. It is included in both year-round plans, and re-baiting after rain costs nothing.
