The established acreage lots carry mature trees, brush at the boundary and outbuildings that shade the ground all day, which is heavy resting habitat. The newer subdivisions went in on recently graded soil with thin young landscaping, and there is far less cover for adults to hide in.

The program is the same on both: a fog through whatever vegetation the mosquitoes rest in, repeated every 21 days from April through September, with the turf edges treated for fleas and ticks on the same pass. On a Willow Park acreage lot the fence line is most of the work; on a new quarter-acre it is a short pass along the hedge and the shaded north wall.

When a Willow Park mosquito program is the wrong buy

On a brand-new Willow Park lot with no trees and builder sod, a fog has very little to land on. If your yard is open Bermuda in full sun with a couple of knee-high shrubs, the adults are not resting on your property in the first place, and the money is better spent on fire ant bait for the graded soil. We will tell you that rather than sell a program with nothing to treat.

On the acreage side the problem is the opposite: more habitat than any barrier can fully cover. Brush past the fence, a creek bottom or a neighbour's pasture keeps sending adults across, and a treated yard next to untreated ground still gets some traffic after dark. The fog removes the population living on your side, which is the largest share, not the whole of it.

Rain is the other honest caveat. Product holds about three weeks in summer heat, and a thunderstorm the evening after a visit can wash part of it off the foliage early. That is what the between-visit warranty is for.

MISTERS OR A TECHNICIAN

Misting systems get pitched hard on acreage, and they do one thing well: they run on a timer with nobody scheduling a visit. Against that, they cost $2,000 to $4,000 to install plus refills, and the nozzles only cover the ground they are plumbed to. On a Willow Park acreage lot that usually means the patio and pool, while the treeline where the adults actually rest is out of range.

The season program has no hardware and no installation bill, and the technician carries the fogger to the far fence and the back of the barn where a fixed nozzle will never spray. Our new lawn has no shade yet. Is mosquito treatment even worth it?

Often not yet, and we will say so. A Willow Park new build with no canopy gives adults nowhere to rest, so a fog has little to hit. Spend the first year or two on fire ant bait and revisit mosquitoes once the trees and beds fill in.

Do fleas and ticks cost extra on top of the mosquito visit?

No, they are covered in the same visit for the same per-visit price. Turf and bed edges are treated every 21 days along with the resting cover, which is where pets pick up fleas and ticks along the fence.

How soon after you fog can the kids and dog go back out?

As soon as the application has dried, which in Willow Park summer heat is a short wait. The product goes onto foliage, fence shade and turf edges rather than open play areas; rinse any pet bowls left under a treated shrub.

What if it rains the night after the visit?
