Square footage sets the price, so here are the bands

Home Defender is $30 to $54 a month and the band you land in is decided by the size of the house, because the house is what sets the length of the foundation line and the eave run. Lakeside housing is a mixed bag, so the honest answer is that both ends of the table get used here, from small older places at the floor of the range to sizeable custom homes on wooded acreage nearer the top.

Whatever band you are in, the price includes four scheduled treatments, free retreatment whenever something turns up in between, and one interior treatment if you want it. Homes above 6,000 square feet get quoted individually rather than squeezed into a band. You will hear the number before you agree to anything, and you can stop the plan at any point without a cancellation charge.

THE PARTS PEOPLE DISLIKE

What Home Defender will not do for a lake lot

It treats your house, not your outbuildings. A detached shed, a workshop or a boat store at the back of a Lakeside lot is its own structure with its own dark, dry corners full of spiders and scorpions, and the foundation band around the main home does not reach it. Tell the technician what is out there on the first visit so the ring and the treatment plan account for it rather than surprising you in July.

It also does not touch mosquitoes, which on a lake lot is the complaint we hear most. Shoreline vegetation and water standing anywhere for a week produce them faster than any barrier can matter, and the answer is the separate 21-day Mosquito, Flea & Tick program running April through September.

And it is a slow build on fire ants by design. We broadcast bait across the yard instead of drenching individual mounds, which clears colonies properly but takes days to weeks to show. If you need a specific patch of ground usable this weekend, say so, and set your expectations on the bait accordingly.

DIY VERSUS THE PLAN

Is the hardware-store bottle worth your Saturday?

Some of it genuinely is. Packing your own weep holes with copper mesh works, and it is a job a homeowner can do properly with patience. Pulling mulch and leaf litter back off the slab, fixing a worn door sweep, moving the firewood off the wall of the house: all of that is free or close to it, all of it helps, and none of it needs us.

The spray is the piece that does not survive contact with a Texas summer. A store concentrate degrades in roughly a week out in the heat, so matching what one professional application holds for three months means redoing the entire foundation again and again through the hottest stretch of the year. Once you add the eave sweep, the 25-foot granular ring and the fire ant bait, the Lakeside homeowner doing it alone is usually spending more on product than the plan costs.

My Lakeside address mails out of two different post offices. Does that change the plan or the price?

Scorpions keep getting into the garage. Does this actually help with those?

Yes, and the garage is one of the places it helps most. Scorpions travel low along walls and come in at door corners, weep holes and utility penetrations, which is exactly the line the liquid band and the Delta Dust cover. Sealing the weep holes with copper mesh, an add-on, closes the route for good.

Can I get rodent control on its own if I do not want the pest plan?

No, that one only runs as a $25 a month add-on to a year-round plan. The reason is practical rather than commercial: rodents are solved by finding and closing the openings they are using and then trapping, and that work only holds when somebody is back at the house on a regular schedule.

If I sign up now, how long before the first treatment happens?

Usually inside a week. The crew is large and appointments are deliberately kept free for new signups, so a Lakeside house is not waiting for a gap to open up somewhere in the schedule.

What happens if spiders come back before the next quarterly visit?

You call or text and somebody comes back out, with nothing added to the bill. The plan is 100% warrantied between treatments, which is the whole point of four visits a year rather than one big one.
