Do fleas and ticks really bother a lakefront lot this size?

They do, and square footage has very little to do with it. What a flea larva needs is soil that stays damp and out of the sun, and a Pelican Bay yard on the west shore of Eagle Mountain Lake offers that in the shadow of a dock, a boat trailer, a woodpile or the north face of a shed.

Ticks arrive by a different route. They ride in on the wildlife working the shoreline and the brush, then wait in whatever grass stands tallest, which on a small lake lot is usually the strip nobody bothers to cut between the fence and the water.

The Mosquito, Flea & Tick program treats the whole yard and the building perimeter on a 21-day cycle from April through September. It is bought by the visit, month to month, and we do not sell single passes, because one pass only removes the adults that happen to be out that day.

Sitting on the water adds nothing to the figure, and neither does a heavy first season. The price comes to you before you agree to anything, standard plans carry no startup fee, and nothing binds you past the visit you have already had.

THE HONEST LIMITS

Where this program stops working

It stops at the property line. The shoreline, the brush and everybody else's unmowed ground keep producing ticks, and we treat your boundary rather than pretend the lake edge can be cleared. Checking the dog and the kids after they have been out in the tall stuff stays part of the job.

It also stops at the door. Fleas breeding in carpet, in a pet bed or under a couch run a cycle that owes nothing to the lawn, so if the biting happens indoors, wash the bedding hot, vacuum hard and empty the canister outside, then get a preventive from the vet. One interior treatment is included if the inside needs help.

And if the yard is small and sunny with no animal in the house, you may not need this at all. Bare, hot turf kills larvae without any assistance from us. We would rather say that than bill you through September for a problem you do not have.

SHELF PRODUCT OR PROGRAM

A granular yard product off the shelf is cheap and it does work for a while, so it deserves a fair hearing. Spread over open turf on a small Pelican Bay lot it will knock down the adults you currently have, and if your problem is mild that may genuinely be the end of it.

Two things usually undo it. The granules rarely reach what matters, which is under the dock boards, beneath the shed and inside the woodpile, and they are long gone before the pupae in the soil finish hatching. Repeating the job properly on that timetable, by hand, in July, is where most people quietly stop.

The walk-round comes first, and on a lake lot it is short but specific: under decking and dock boards, behind the shed, around the woodpile, anywhere a trailer has sat long enough to kill the grass. Those are the flea nurseries on a Pelican Bay property.

How long after a treatment before the dog can go back on the grass?

About two hours in summer, or whenever the turf is dry to the touch. There is no waiting period for the animal itself, since nothing is applied to it.

Can you do a single visit before we have people over?

No, and the reason is worth knowing: one pass kills the adults out at that moment and leaves eggs and pupae in the soil to hatch behind it. Fleas are sold on the full-season schedule because that is the only version that actually holds.

Ticks keep turning up on the dog but we have never seen a flea. Is that normal?

Very. Ticks come in on wildlife and brush and need no household pet population to persist, so a shoreline yard can carry a real tick problem with no fleas at all. Tarrant County has lone star and American dog ticks, and both wait at ankle height on the grass edge.

Does the untreated yard next door undo ours?

Not much. Fleas do not commute the way mosquitoes do; they stay where the host traffic and damp soil are, so a neighbour's lot matters mainly if your pet spends time in it. Ticks are the ones that arrive on something moving, which is why the shared boundary gets the extra pass.
