Not in the house. Annetta is acreage living, with pasture, hay and brush on every side, and a barn, a shop or a stacked woodpile is a far easier home for a rat than a brick house. They live out there through the warm months, eat the feed and the spilled grain, and only work toward the house when the nights cool or the population outgrows the barn.

When they do reach the house they use the same routes as anywhere in North Texas: weep holes along the bottom course, the corners of the garage door, the hole around the AC line set, and the roof line where a limb or a fence rail gives them a climb. On a property this size the distance between the barn and those entries is often a single fence line.

So an Annetta rodent job is two inspections, not one: the outbuildings for where they live, the house for where they get in. We close the house entries in use, trap on the runways, and return to confirm.

Rodent control adds $25 a month to a year-round plan, and it is only sold that way. The plan itself is priced on the square footage of the house, not the acreage: a 3,000 to 4,500 square foot Annetta home is $38 to $46 for Home Defender, so $63 to $71 with rodents, and a 4,500 to 6,000 square foot house runs $46 to $54, or $71 to $79 all in.

THE HONEST LIMITS

What rodent control cannot fix on Annetta acreage

It cannot make a barn rodent-proof. A hay barn or a pole shop has open eaves, gaps under the doors and feed on the floor, and sealing it the way we seal a brick house is not possible. What we can do there is trap and station on the runways and tell you which changes, lidded feed bins, pallets under the hay, would cut the population.

It cannot outwork an open food supply. Horse feed in a paper sack, chicken scratch on the ground and a woodpile against the house wall will hold rats on an Annetta property forever. Those are your calls to make, and they matter more than any trap we set.

It cannot be sprayed on. Nothing in the perimeter treatment slows a rat, and blanket-treating pasture for rodents is neither legal nor effective. Rodent control on acreage is exclusion at the house, trapping where they live, and follow-up.

BARN CATS AND OPEN BAIT

Barn cats work, up to a point. A good one keeps the mouse count in the barn down and will not touch an adult rat, and a cat does nothing about the weep hole in the house wall. Open bait blocks tossed in the barn work too, until a dog or an owl eats the poisoned rat, and until a rat dies inside your wall.

The add-on is the less dramatic version: locked stations and traps where the animals actually travel, the house entries sealed, and a return visit to confirm. It costs $25 a month and it has an end point. Keep the cat; skip the loose bait.

The stations are locked and tamper-resistant and the bait is fixed inside, so a dog cannot get at it, and we place them along walls, not in stalls or feed areas. Tell us where the animals are before the first visit and we plan around them; a traps-only job is also an option.

Can you trap in the barn as well as the house?

Yes. Trapping and stations in the outbuildings are part of the Annetta rodent work, because that is where the animals live. What we cannot do is seal a hay barn the way we seal a brick house, and we will say so.

How often do you come back once the traps are set?

Until they go quiet, which on most Annetta properties is one or two follow-ups. Return trips between scheduled plan visits are covered under the warranty, so a fresh gnaw at a seal does not cost extra.

Is the rodent price higher because we are on acreage?

No. The add-on is $25 flat and the plan under it follows the square footage of the house, not the land. More buildings mean more time on the first visit, not a bigger monthly number.
